How are the travel times calculated?

Travel times are precomputed with Conveyal R5, a routing engine used for transport analysis. For each supported destination we route to reachable postcodes over the street and transit network, then store sparse postcode travel-time files for car, cycling, walking, and public transport.

How does the estimated current price algorithm work?

Accepted Answer

The estimate multiplies the EPC floor area by the median price per square metre paid for the same property type in the same postcode sector over the last two years. Where a sector has too few recent sales it widens to the surrounding district, then to all property types. It does not look at condition, layout or improvements, so read it as a comparison against local sales rather than a valuation.
